SELLER'S IMPORTANT INFORMATION

If you’re preparing to sell your manufactured home at Whispering Palms, it’s important to have the right documentation and follow all required steps to ensure a smooth and legal transaction. Below is a checklist of what you need and what to expect during the selling process.

📄 1. Title

The home title proves legal ownership of your manufactured home and must be signed over to the buyer during the sale. Make sure the title is free of liens and in your name before proceeding.

📝 2. Power of Attorney (POA)

If you are unable to be present for the transaction, a Power of Attorney allows a trusted individual to act on your behalf. In Florida, this includes handling registration and title matters through the Department of Highway Safety and Motor Vehicles.

🧾 3. Bill of Sale

A Bill of Sale is required to legally transfer ownership of your manufactured home to the buyer. This document should clearly state:

Date of sale
Names and addresses of both the buyer and seller

📑 4. Sales Contract

The Sales Contract outlines all the terms of the agreement, including the purchase price, closing date, and any conditions that must be met before the sale is completed. Both parties should review and sign this document.

Whispering Palms Resort requires park approval before any home sale is finalized. This ensures that all community rules and residency requirements are met. Be sure to contact the office for current application procedures and to understand all transfer policies.

🔑 6. The Closing Process

Closing is the final step in selling your manufactured home. During this stage:

All documentation is completed
Funds are transferred securely
Ownership is officially handed over to the buyer
