A manufactured home, also known as a mobile home, is a type of prefabricated housing that is built off-site in a factory and then transported to a location for installation. These homes are typically placed on a permanent foundation and can be bought and sold like traditional homes. However, there are some additional considerations to keep in mind when buying a manufactured home, such as the condition of the home and is it on lease land or land you own.  All homes at Whispering Palms are on leased land.

When buying a manufactured home on lease land, the buyer is purchasing the home, but not the land it sits on. Instead, the buyer will pay a monthly lease fee to Whispering Palms for the right to use the land.

There are some important considerations to keep in mind when buying a manufactured home on lease land:

The lease agreement: The lease agreement will spell out the terms of the lease, including the monthly rent and any restrictions on the use of the land (rules of the park). It’s important to read and understand the lease agreement and the Whispering Palms Park Rules before making a purchase.

Homeowners Insurance:  In the state of Florida; Citizens is the only Insurance Company that covers manufactured homes.  Your will need a four-point inspection which looks at the 4 major systems (Roof, Electrical, Plumbing, HVAC) 

Rent Cost:  Monthly rent is based on property type. Keep in mind that the rent can increase; Whispering Palms will notify you by letter if the rent is going to increase.  Please contact the office for your rent cost.

It is important to consult with a Manufactured Homes Sales Agent to ensure that all the legal and financial requirements are met and help you navigate the process.

Indian River County Titles & Registration    Your will need the Title and a bill of sale signed by the seller.
