  • Title:   The seller must have the title to the manufactured home, which proves ownership of the property. This will need to be transferred to the new owner during the sale process.
  • Power of Attorney: Power of Attorney (POA) permits the titleholder of a manufactured home in Florida to appoint a trusted individual to represent the owner in all matters involving his or her manufactured home with the Department of Highway Safety and Motor Vehicles. This power will grant a wide scope of actions that can be taken with a manufactured home including matters involving registration and title of the manufactured home.
  • Bill of Sale:   A bill of sale is a legal document that transfer the ownership of the manufactured home from the seller to the buyer. It should include the date of sale, the purchase price, and the names and addresses of the buyer and seller.
  • Sales Contract:   A sales contract is a legal agreement that outlines the terms of the sale, including the purchase price, closing date, and any contingencies that must be met before the sale can be completed.
  • Park Approval:   If the home is located in a manufactured home community, the seller should provide the park’s approval of the sale, it’s important that they comply with any rules and regulations of the park regarding the sale of homes.

  • Closing : The closing process is when the sale of the home is complete and all the documents are finalize and the money is transferred. Typically, a Manufactured Homes Sales Agent is used to ensure that all the conditions of the sale have been met and provides information on how to handle the transfer of funds, title, bill of sale and any other documents.
